Downtown St. Petersburg
This project contemplated the development and construction of urban core condos on a previously undeveloped site. The study included site and location analysis and a market-wide overview to correctly separate the St. Petersburg “Downtown Market” into proper sub-markets. This was a challenging location and the study purpose was to provide unit configurations, design and amenity features and measure present and future demand for the proposed product. The developer was seeking a “hole in the market” or niche in which to compete. Recommendations included consideration for the likely investor-driven “bubble” which was emerging in late 2004-2005.
Polk Parkway
This assignment for a government agency was primarily a “Highest and Best” Use” analysis which was based on a comprehensive market analysis of over 400 acres formerly used as a phosphate mine. As with many of these redevelopment sites this one had “issues” not the least of which is the condition of the site. But above all else it has LOCATION on the Polk Parkway. This limited access linkage, long planned, for a while failed to deliver the impact expected. Lakeland has been growing south and the world appeared at the door one day. Development potential includes, single family and multi-family housing as well as retail and other commercial activities.
Retail Study - Ft, Myers, FL
A site once lying in “no man’s land” between Ft. Myers and Naples emerged as a potential development site by being squarely in the recent path of growth which has basically filled the remaining undeveloped lands available in the area. The market has been so hot that even another site with “issues” potentially trumped its problems with a strategic location. A new regional mall has opened nearby and the site was acquired by the client, another government agency with powers of eminent domain
